3 Things To Know Before Renting A Sublet Apartment

Finding the right apartments to rent in your area is not always an easy task, especially if you are looking for something cheap and flexible. If you are not sure how long you will need the apartment, you may want to consider finding a sublet. This is becoming a more popular option with apartment rentals, and here are three things you should know about this before you go through with it.

What Is Subletting?

Subletting is the process that involves a tenant renting out space to another person. If a tenant has a one-year lease and needs to move out sooner than this, he or she might decide to rent the apartment to someone else for the remainder of the lease. With this option, you would pay rent to the tenant that is subletting, and he or she will pay the landlord the rent owed.

Another type of subletting occurs when a tenant rents out only a portion of the space in a rental unit. For example, if a person has a two-bedroom apartment, but only needs one bedroom, he or she may decide to rent out the other bedroom to someone. This too is considered subletting, and you would be required to pay this person a certain amount of rent each month.

What Should You Know Before Doing This?

There are several things you should know before you decide to rent from someone that is subletting, and this includes:

Is It Legal?

A lot of lease agreements prohibit the process of subletting. If you person you are renting from has a lease like this, you could get in trouble or evicted because of this process. If the person's lease agreement does not prohibit this, there should not be a problem.

What Are The Terms?

The second thing to find out is what the terms are. If you are looking for a flexible type of living agreement, make sure you ask if there is a time-frame requirement. In some cases, you may be able to rent space like on a month-to-month basis, but other times there might be a three-month lease agreement required (or even possibly longer than this).

Is It Furnished?

When you are looking for temporary living arrangements, you may want to restrict your search to furnished units only. Subletting often means that you will receive a furnished apartment; however, this is not always the case.

Before you get ready to look for an apartment like this, make sure you thoroughly examine the pros and cons of doing this.

What Are the Disadvantages?

The advantages of renting this type of space are fairly obvious, but there are several disadvantages you might not think about. These can include:

  • Limited use of space – If you are renting only a single room, you may not have access or permission to use the kitchen or living room.
  • Rules – There might also be rules relating to whether you can have guests over, or whether or not you are allowed to consume alcoholic beverages in the apartment.
  • Legalities – If you end up renting space in this manner and it turns out to be against the original tenant's lease agreement, you might be evicted from the unit immediately.
  • The tenant is your landlord – Finally, you should consider the potential problems you might have because your landlord is the tenant of the unit. If you need repairs made, you will need to ask the tenant, and he or she will need to ask the landlord. This can often create problems with sublet apartments.
